Insurance Liability (4-Point) Home Inspections

An Insurance Hazard, or 4-Point Inspection will identify both major and minor hazards that may have a negative impact on your homeowners insurance. Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 25 years old or more). The insurance companies common concern is that there may be conditions in an older home that could become a liability to them. Unresolved issues can result in increases in cost for your homeowners insurance, or potential cancellation. Resolving these hazards may lower your insurance premiums, saving you money in the long run.

For example; a home with a roof that is 20 years old may fail while under the policy and the homeowner may seek reimbursement from their insurance company for damages to the home or its contents. Similar concerns apply to the condition of the HVAC, electrical and plumbing systems in an older home. If these elements are in poor condition, in need of being updated or replaced or were improperly installed, they may fail and cause fire or water damage to a home.

The inspection report is sent to you online shortly after the inspection is completed. Each report is mobile-friendly and can easily be copied and pasted if you need to share the information with anyone.
